The classic version targets absentee owners — people working abroad or in another city, or heirs who inherited land they never visit. The fraudster identifies unfenced, unoccupied land whose owner is not around, fabricates an identity or a chain of documents, and registers a sale to a buyer who has no idea.
A second version involves the real owner selling the same property twice, taking money from a second buyer while the first sale is unregistered or the first buyer is slow to register and take possession.
A third uses a power of attorney — genuine at first, then revoked or expired, or forged outright — to execute a sale the owner never authorised. Because the sub-registrar's role is to register documents presented in proper form, a well-prepared forgery can pass through the office without anyone at the counter detecting it.
