A registered conveyance takes effect from the date of registration unless the document itself says otherwise. There is no legal default that reads 'unless stated, this operates after the settlor's death' — the deed has to say so explicitly, in the operative clause, not in a preamble or a verbal understanding recorded nowhere.
This is why families who intended a settlement to work like a will are often shocked to learn the settlee could, in principle, sell or mortgage the property the day after registration. The document did exactly what it said, which was not what the family meant.

செட்டில்மென்ட் ஒரு உயில் போலச் செயல்பட வேண்டும் என உத்தேசித்த குடும்பங்கள், பதிவுக்கு அடுத்த நாளே பெறுநர் கொள்கையளவில் சொத்தை விற்கவோ அடமானம் வைக்கவோ முடியும் என்பதைக் கேட்டு அதிர்ச்சியடைவது இதனால்தான். ஆவணம் அது சொன்னதைச் சரியாகவே செய்தது — குடும்பம் உத்தேசித்ததை அல்ல.
