A soil investigation is one of the cheapest line items in a house build and the one most often struck out. What it buys is the number your structural engineer needs in order to design a foundation rather than guess at one: the safe bearing capacity of the ground, the depth at which it is available, and the position of the water table. A geotechnical investigation on a residential plot typically involves boreholes or trial pits taken to a depth appropriate for the structure, with samples collected at intervals and tested. The field work establishes the sequence of strata — how deep the topsoil runs, what lies beneath it, at what depth firm material is reached — and locates the water table.

Laboratory work on the samples yields the properties an engineer designs against: the safe bearing capacity of the stratum you intend to found on, and characteristics such as plasticity and compressibility that determine how the soil behaves when loaded and when wet. The report presents these with a recommendation on foundation type and depth.

That recommendation is the deliverable that matters. It tells the structural engineer whether ordinary isolated footings at a shallow depth are adequate, whether a raft is called for, or whether the firm layer is deep enough that piles are needed — three options with very different costs, chosen on evidence rather than on what was done on the neighbouring plot.

All buildings settle a little. The problem is not settlement but differential settlement: one part of the structure moving down relative to another, because the ground under it is weaker, deeper, wetter or was filled. The building is rigid enough to resist being distorted, so the stress goes into the walls and frame and comes out as cracking.

The signature is diagonal cracking, typically wider at one end, running from the corners of openings, and often visible on both faces of a wall. Unlike a shrinkage crack, it tends to widen over months and to reappear after being filled, because the movement causing it has not stopped.

This is why cosmetic repair fails on settlement cracks. Filling a crack addresses the symptom while the cause continues, and the filled crack reopens, often alongside the repair. Correcting it afterwards means underpinning or strengthening the foundation, which is disruptive, expensive and far more than the investigation would have cost.

Filled ground is the first category. A plot that was a low-lying field or a tank bed and has been brought up to road level with earth and construction debris may look identical to the plot beside it. Fill that has not been placed and compacted in controlled layers keeps consolidating for years, and a foundation resting on it moves with it.

Soft clay is the second. Clays with high plasticity swell when they take up water and shrink when they dry, and in a climate with a sharp wet and dry cycle that movement is seasonal and repeated. Buildings on such ground crack, close up, and crack again, and the pattern is often mistaken for poor workmanship.

A high water table is the third, and it changes both design and construction. It affects the bearing capacity, it dictates waterproofing at the foundation, and it can make excavation difficult and expensive in ways nobody has budgeted for. Where any of these three conditions is plausible — and near Chennai's tanks, marshland and reclaimed low ground several are — the investigation stops being optional.

Commission the investigation yourself, or through your structural engineer, rather than accepting a report the seller or the contractor supplies. The report should identify the plot unambiguously, state where each borehole was located, and be signed by the agency that carried it out. A report for a different plot in the same layout is not evidence about your ground.

Do it at design stage, before drawings are finalised, so the foundation can be designed to the findings rather than modified around them. The sequence is: buy, investigate, design, then build. Reversing any two of those steps costs money.

Give the report to the structural engineer and keep a copy in your property file. It is useful again if you later add a floor, if a dispute arises about cracking, or if a buyer's engineer asks how the foundation was designed. A house that can produce a soil report and a structural design is easier to sell than one whose foundation nobody can explain.
