This is not an accusation of dishonesty. A broker earns when the sale closes and earns nothing when it does not. That is a perfectly ordinary commercial arrangement, and it means his incentive points at completion. Any information that might stop the deal costs him money to pass on, and information that speeds it up pays him.
There is a second, quieter problem: brokers are not qualified to give the assurance buyers take from them. Reading a thirty-year title chain is an advocate's work. Confirming a boundary against the field measurement book is a licensed surveyor's work. Judging whether ground will carry a foundation is an engineer's work. A broker offering all three opinions is offering none of them.
So take what a broker says as a lead, not as a finding. He knows what is for sale, what the neighbourhood is trading at and who the seller is, and that is genuinely valuable. Verification is simply not part of the service, whatever is said at the site.
