Registration under the Registration Act serves three purposes: it creates a permanent public record of the transaction, it fixes the date and priority of the instrument, and it puts the world on notice. That last point is the real function — anyone searching the index afterwards can discover that this land was dealt with on this date between these parties.
It also makes the document admissible. An unregistered instrument that was required to be registered generally cannot be used to prove a transfer of immovable property. So registration is necessary. The mistake is treating something necessary as something sufficient.
Notice what is absent from that list. Nothing in it says the registering officer confirms that the executant owned the property. The office is a recording function, not an adjudicating one, and it was never designed to be anything else.
