The deed the seller executes in your favour can only pass what the seller actually has. If his own acquisition was defective, yours is defective too, however carefully your document is drafted and however properly it is registered. The mother deed — the instrument under which the current holder or his predecessor first acquired the land — is where that question is answered.
In practice you are looking for a chain: this deed, and the one that gave the seller title, and the one before that, running back about thirty years. Each link should account for how the land moved and should be registered. The chain is what an advocate examines, and it is what a bank's legal opinion is built on.
A seller who offers only the most recent deed is offering you the end of the story. That is not necessarily dishonest — many owners simply do not hold the older papers — but it means the investigation has not been done, and doing it is your responsibility, not his.
