Before engaging anyone, get the survey number, village and taluk from the seller and pull patta, chitta and the FMB sketch yourself from the state portal. This costs nothing, takes minutes, and immediately answers three questions: does the parcel exist as described, what is its classification, and does the extent roughly match what you were shown.
At the same time, look at the site properly. Walk the boundary. Check whether an approach road exists and whether it is a recorded road or a path across someone's field. Visit once in heavy rain if the season allows. These observations cost nothing and eliminate a share of properties before you have spent a rupee on professionals.
Only when a plot survives this stage is it worth paying for due diligence. A great deal of money is wasted on legal opinions for properties that a ten-minute portal check would have ruled out.
