The first document is the seller's own deed — the instrument under which he acquired the property, whether by sale, settlement, gift, partition or a decree. Read who the parties were, what extent was conveyed and on what date. This is the starting point rather than the answer.
The second is the set of parent deeds behind it, running back about thirty years. What you are checking is that every transfer in that period was by a registered instrument and that each seller in turn had received the property from the person before. A generation that appears without an acquisition is a gap, and gaps are where claims live.
The third is the encumbrance certificate covering the same period, obtained by you from TNREGINET rather than supplied by the seller. It shows registered mortgages, earlier sales, releases and attachments. Read the period on its face: a certificate covering five years tells you nothing about a charge created in the fifteenth.
